Terms & Conditions

These terms cover the use of this website and the general basis on which I take on work. McKinney's Handyman Service is a one-person business run by AJ McKinney in Marietta, Georgia.

Quotes and Estimates

A quote is an estimate, not a fixed-price contract, unless I've written that it's a fixed price. It becomes an agreement when we've both confirmed the work and the price.

If I quote from photos or a description without seeing the job in person, treat that number as preliminary. Prices can change once I'm on site and can see what's actually involved.

If I open something up and find a problem nobody knew about — rot behind a wall, old wiring, a leak that's been going a while — I'll stop, tell you what I found, and give you a revised price before I carry on. I won't run up the cost of a job without telling you first.

Quotes are good for 30 days. After that, material prices may have moved and I may need to re-quote.

Work I Take On, and Work I Don't

I do handyman and small home repair work. Some jobs need a licensed trade contractor, and those I don't take on — including major electrical or plumbing work, HVAC, gas lines, structural work, roofing, and anything involving asbestos or lead paint. If your job turns out to need one of those, I'll tell you and point you toward someone who does that work.

If a job needs a permit, pulling it is the homeowner's responsibility unless we've agreed otherwise in writing.

Scheduling and Access

To do the work I need to be able to get to it. That means:

• Access to the property at the scheduled time
• Someone available who can make decisions if a question comes up — in person or by phone
• The work area reasonably clear, and pets secured away from where I'm working
• Working power and water where the job needs them

If I show up and can't get to the work, I may need to reschedule. I'll always try to reach you first.

I may need to move an appointment for weather, an emergency, or a job that runs long. I'll give you as much notice as I can when that happens.

Payment

Payment is due when the work is finished, unless we've agreed to something different in writing. On larger jobs, or jobs where I have to buy a significant amount of material up front, I may ask for a deposit or for you to cover materials — I'll say so before starting, never after.

Materials are billed at cost unless the quote says otherwise. If I have to make an extra trip for parts because the job changed, that time may be billed.

Cancelling or Rescheduling

Plans change and I understand that. Please give me as much notice as you can so I can offer the slot to someone else — a day ahead is ideal. I don't charge a cancellation fee.

If I've already bought materials specifically for your job, I may ask you to cover those.

My Work

I do the work myself and I take pride in it. I don't offer a formal written warranty or a fixed warranty period. What I do offer is this: if something I worked on isn't right, tell me. I'd much rather hear about it and sort it out than have you unhappy with a job I did.

Materials, fixtures, and appliances carry whatever warranty the manufacturer provides. I'm not the manufacturer and can't extend or guarantee those warranties.

If you supply your own parts or fixtures, I'll install them, but I can't take responsibility for how they perform or how long they last.

I'm not responsible for pre-existing conditions or problems that already existed before I started, or for damage that comes from the age or condition of the home rather than from my work.

Limitation of Liability

To the extent the law allows, my liability for any claim connected to my work is limited to the amount you paid me for that job. I'm not liable for indirect or consequential losses — lost income, lost time, or similar.

Nothing here is meant to limit any right you have that can't be limited under Georgia law.

Photos of Your Home

I take photos of work in progress for my own records. I'll ask you first before posting any photo of your home or your job publicly, including on Facebook or TikTok. If you'd rather I didn't, just say so — that's the end of it.

The text, photos, and design on this site belong to McKinney's Handyman Service. Please don't copy or reuse them without asking.

I try to keep everything on this site accurate and current, but I can't guarantee it's free of errors, and service areas, prices, and availability can change. Nothing on this site is an offer or a binding quote — a quote comes from me directly, for your specific job.

Submitting the quote form doesn't create an agreement or book an appointment. It starts a conversation. I'll get back to you.

Please don't use the form to send spam, solicitations, or anything unlawful. This site links out to my Facebook and TikTok pages; once you're on those platforms, their terms apply, not mine.

I can't guarantee the site will be available without interruption.

Reviews shown on this site are from real customers. They reflect those customers' own experiences, and no two jobs are identical — another customer's result isn't a promise about yours.

Governing Law

These terms are governed by the laws of the State of Georgia. Any dispute would be handled in the state or federal courts serving Cobb County, Georgia.

If a court finds any part of these terms unenforceable, the rest still applies.

Changes to These Terms

I may update this page from time to time. The version posted here when you book a job is the version that applies to it, and the "last updated" date at the top tells you when it last changed.
